Musashi-Koganei Station North Exit Redevelopment: Nishimatsu Construction Named as Designated Agent, Construction Begins in FY2026
Musashi-Koganei Station's north exit is about to transform in a big way.
Nishimatsu Construction has been selected as the designated project agent for the first-kind urban redevelopment project in the east area of the north station plaza.
Sumitomo Realty & Development is also participating, anchoring the project with a 33-story tower condominium standing approximately 122 meters tall.

Nishimatsu Construction Selected as Designated Project Agent
The Musashi-Koganei Station North Exit East District Urban Redevelopment Association has selected Nishimatsu Construction as its designated project agent.
The designated project agent takes on a central role in the redevelopment, handling everything from construction to design in an integrated manner.
INA New Architecture Research Institute is responsible for design and consulting, while Sumitomo Realty & Development is participating as a project cooperator.
The total project cost is estimated at approximately 41.4 billion yen, making this the largest-scale urban redevelopment project in Koganei City's history.
Tower Condominium in the South Block, Commercial Facility in the North Block
The redevelopment covers approximately 0.6 hectares in Honcho 5-chome, Koganei City.
The south block will feature a 33-story, one-basement-level tower condominium standing approximately 122 meters tall, with a total of approximately 415 units.
Commercial facilities will be located on the lower floors, creating a mixed-use building.
The north block will contain a four-story commercial building standing approximately 20 meters tall, with retail tenants across all four floors.
The two buildings will be connected by a walkway bridge, significantly improving accessibility around Musashi-Koganei Station.
Redevelopment Association Received Approval in June 2025
This redevelopment project was formally launched on June 20, 2025, when Tokyo Metropolitan Government approved the establishment of the redevelopment association.
Demolition of the former Seiyu Koganei store and other buildings that previously stood near the north exit is already underway.
As of April 2026, demolition is nearing completion.
Approval of the rights conversion plan and the start of new construction are scheduled for within FY2026, with completion targeted for FY2029.
Many local residents have already noticed the north exit's empty lots filling in, and the changing face of the neighborhood.
Long-Standing Challenge: Revitalizing the North Exit
Compared to the south exit, Musashi-Koganei Station's north exit has lagged behind in development — a challenge that has persisted for years.
Concerns about aging commercial buildings and inadequate disaster preparedness have driven local residents and business owners to push for redevelopment.
The current project focuses on revitalizing the shopping district and strengthening disaster resilience as its primary goals.
The integration of a station-connected commercial facility and high-rise housing is expected to significantly improve convenience for the area around the station.
For daily commuters and students who use this station, construction-related inconveniences are unavoidable.
Yet the transformation the project will bring upon completion is being welcomed with great anticipation.
Detours and Traffic Impact During Construction
As demolition transitions to main construction, traffic patterns around the station may change.
Keep an eye on updates from the redevelopment association and Koganei City, and be prepared to adjust your route as needed.
Koganei City's official website (Town Development Information) is updated regularly with the latest redevelopment news.
For inquiries related to construction, the redevelopment association's office is the point of contact.
Check the city's website for contact details if you have questions.
Musashi-Koganei Enters a New Chapter
The selection of the designated project agent marks a pivotal milestone — the moment this long-planned redevelopment stepped into the execution phase.
When a 122-meter tower rises above the north exit sometime after FY2029, the station plaza of Musashi-Koganei will look dramatically different.
Progress updates will continue to be released through the city's official website and announcements from the redevelopment association.
Whether you live in Koganei City or pass through from nearby areas, this is a development worth keeping an eye on.
